The simplest approach: tell us your goal and finances. We will narrow it down to the 1–2 programs that fit you best.

If you are a first-time buyer

Start with Conventional or FHA. FHA at 3.5% down is ideal when you want to own sooner with limited savings.

If you are buying a luxury or high-value home

Choose AMAZING Jumbo or THUNDER Jumbo — 20% down with a 680 credit score qualifies for up to $1.5M.

If you are self-employed or run a cash business

We recommend Bank Statement loans or Non-QM: not anchored to W-2/tax returns, so it reflects your true income capacity.

If you are a foreign national or overseas resident

Foreign National loans support foreign passports and B/F/H visas, accepting overseas bank assets and income.

If you are buying an investment property

DSCR loans are underwritten on whether rental income covers the mortgage — no personal income required, perfect for landlords and investors.
